Assistance Programs & Incentives

There are multiple options to help make your dream of homeownership possible within the City of Atlanta. Incentives can be combined to reduce the funds you need to close.

Program Requirements
  • Participants must contribute $1,500 of their own funds (items purchased outside of closing count toward this requirement).
  • Participants cannot own interest in any other property.
  • The property must be owner-occupied.
  • The property cannot be manufactured.
  • Existing properties must pass inspection prior to closing.

Q&A Session
The 90 minute Q&A session is mandatory, and you’ll get a better understanding and an opportunity to ask questions.

Homebuyer Education
Homebuying is a unique process with a lot to learn, so we require attending a homebuyer education class with a participating educator.

Contact a Participating Lender
Contact one of our Participating Lenders to qualify for a mortgage and assist you with incentive selection.

Find Your Home
Find a home within the city limits of Atlanta to qualify for Invest Atlanta’s assistance programs. Then submit your offer and get a contract.

Close
Work with one of our participating closing attorneys to help the closing process flow smoothly.
Vine City Renaissance Initiative (VCRI)
Homebuyers that meet income qualifications and plan to stay 5+ years in their new Vine City home can get $20,000 towards down payment & closing costs.

Structure

Homebuyers receive $20,000 toward the down payment and/or closing costs that is fully forgiven after living in the home for 5 years. This incentive can be used with a home renovation mortgage loan.

Requirements

Must qualify for a 30-year fixed rate FHA, VA, or conventional mortgage loan with an Invest Atlanta participating lender.
The minimum credit score requirement is determined by each participating lender.
This incentive requires a program fee of $1000 to cover the cost of education and ensure commitment to the 5 year minimum living requirement.
Must attend a special renovation education class by Resources for Residents & Communities or Committed to Communities.
For this incentive, homebuyers cannot exceed $25,000 in liquid assets.

Eligible Properties

  • Single family detached homes, 2-4 unit townhomes and condominiums, newly constructed or existing.
  • Property must be located within incentive boundaries: Donald L. Hollowell Pkwy to the north; Northside Dr to the east, Martin Luther King Jr. Dr. to the south; Joseph E. Lowery to the west.
  • There is no purchase price cap for this incentive.

ATL Home Renovation Advantage
Homebuyers that qualify and use a home renovation mortgage loan can receive $20,000 towards down payment & closing costs.

Intown Mortgage Assistance Program (IMAP)
Homebuyers that meet income qualifications can receive $20,000 towards down payment & closing costs.

Structure

Homebuyers receive a 30-year fixed rate FHA, VA, or conventional mortgage, as well as $20,000 for down payment and/or closing costs. The loan is fully forgiven after living in the home for 5 years.

Requirements

Must qualify for a 30-year fixed rate FHA, VA, or conventional mortgage loan with an Invest Atlanta participating lender.
Minimum FICO credit score is 660 with maximum DTI of 45%. FICO score of 680, maximum DTI is 50%.
For this incentive, homebuyers cannot exceed $25,000 in liquid assets.
This incentive requires a program fee of $1,200.

Eligible Properties

  • Single family detached homes, 2-4 units, townhomes, and condominiums, and newly constructed or existing.
  • Maximum purchase price is $385,000.

Perry Bolton Mortgage Assistance Program
Qualifying homeowners can receive $10,000 or $20,000 when buying a home in the Perry Bolton Tax Allocation District.

Structure

Homebuyers at 80% of AMI or below who are purchasing homes deemed permanently affordable are eligible to receive $20,000 in assistance.  Homebuyers with household income up to 120% of AMI, who are purchasing a home that is not permanently affordable, but is within the Perry Bolton TAD, are eligible to receive $10,000 in assistance.  The loan is fully forgiven after living in the home for 5 years. 

Requirements

Must qualify for a 30-year fixed rate FHA, VA, or conventional mortgage loan with an Invest Atlanta participating lender.
The minimum credit score requirement is determined by each participating lender.
This incentive requires a program fee of $1000 to cover the cost of education and ensure commitment to the 5 year minimum living requirement.
For this incentive, homebuyers cannot exceed $25,000 in liquid assets.
